Frequently Asked Questions
How do you come up with these lists?
We scour the listings in the MLS for key words that identify the seller's motivation. If these key words/phrases appear, the house is flagged as motivated. If the key words/phrases do not appear, but there are other phrases that suggest seller motivation, the home is flagged as allegedly motivated.

Q: How reliable is this information?
A: It depends. Real estate agents are bound by law to make only truthful representations. They don't HAVE to say anything about the Seller's motivation, but, if they do, they SHOULD be making truthful representations. We have some level of suspicion when the agent suggests only that the seller is motivated without further explanation, mainly because the truth of such assertions are difficult to ascertain.

Q: Are there any mistakes in your lists?
A: We have taken many steps to verify the algorithms that we use. We think that they are pretty reliable, but each list probably has a few errors in it. We concluded that it was more important to share with our clients a list that might have a few mistakes than not share the list with them. Please use it to identify homes that MAY be of interest, knowing that we can do additional research on the home. Please note that you cannot see all of the fields of data that we use in making the judgments that we make or that we may have personal knowledge.

Q: Why is this information restricted?
A: This is valuable information, and that is why we make it available only to our registered users. (Our guess is that no other agent has ever offered you such a list before.)
