Areas of San Diego County

San Diego residents talk about the county as different regions. You will hear areas like North County Coastal (from Del Mar to Oceanside), North County Inland (from Poway to Fallbrook), South Bay (National City to San Ysidro), San Diego Coastal (from San Diego to La Jolla), etc.

The coastal zone with the cool Pacific Ocean breezes can extend to about 6-8 miles inland. The topography of the land will affect this.

As a general rule, as temperatures go up, property values go down. (After all, San Diego's BIG draw is the cool coastal climate, not the desert.) As you move away from the coast, values decrease. This means that Encinitas (with cooler temperatures) has higher values than Escondido, and El Cajon is not the same as Carmel Valley. In addition, as a general rule, the further away from downtown San Diego, the less expensive the homes are. This is because many people commute to downtown, and having a short drive adds a lot of value to the homes that are close.

Q: What is the number one issue that you hear from people moving here?
A: PRICES! Sticker shock occurs for many people, so much so, that they rent for several years only to see prices go even higher. The widely held view is that while prices may flatten, the coastal zone is not likely to see any significant fall. Note: Due to specific, local circumstances, some neighborhoods have seen a hiccup in the past year; we can help you avoid such areas.

Q: I am freaked out about the prices. What can I do to minimize my risks?
A: Stay towards the bottom end of the market and select your home carefully. The bottom end of the market has greater stability. At the entry level, there is nothing lower that buyers can select. However, at the mid-tier, they can always move down towards the entry level. This puts EXTRA pressure on the entry tier, which creates even further price stability. (We know of situations in other parts of the country where the mid- and upper-tier homes have gone into price free fall, while the entry tier continued to show appreciation due to all the pressure placed upon it!) By using our Crystal Ball Search Tool, you can further focus on the homes that have strong equity indicators. Finally, if you are a handy person, you can think about buying a fixer-upper home.

Q: Is it really worth moving to San Diego County?
A: We have traveled all over the world, and we think it is one of the most wonderful places to live in the United States. The terrain has a nice roll to it, making the views pleasant. The cool, dry climate is one of the best in the country. The amount of sunshine is AMAZING, even if you are from Florida (the Sunshine State). The great weather means that people get outside, and we believe that plenty of fresh air and sun contributes to the relaxed tenor of the place. People are not all stressed out.

Q: What's the difference between North/South county?
A: South of Del Mar is far more urban than North County. On the plus side, there is more nightlife, music, theatre, and shopping. UCSD and San Diego State University are in South County. The business economy is quite strong as well. However, just 25 miles away in North County, the pace slows and it's less crowded. The high tech industry has grown, providing more employment, and there is a strong tourist economy as well. Whether you live and work in South County and visit North County's beaches or if you live in North County and enjoy South County's entertainment/restaurants, you can find the right mix.

Q: How are the schools in San Diego?
A: If you are coming from one of the top-ten states for public schools, then you will definitely notice a difference. California has had recurrent educational system funding issues due to the state tax deficit. Good teachers at good schools often send home requests for basics like art supplies. If schools are important to you, then ask us for more detailed information. We provide links to the school report cards and list of distinguished schools on the schools page.
